Buyer’s Guide

From shortlist to closing

Buying a South Florida condominium

Begin with how you intend to use the home: primary residence, seasonal retreat or investment. Identify the locations, room arrangements, outdoor space and services that matter most before comparing projects.

1. Build your shortlist

Compare interior and terrace areas separately. Review floor plans, orientation, views, parking and storage for the exact residence. Marketing renderings show concepts; request current plans and written specifications.

2. Understand the full ownership cost

Request current pricing, the deposit schedule, estimated association expenses, taxes, insurance and any separate club or service charges. Have qualified advisers review the figures for your circumstances. Confirm every incentive in writing.

3. Review the purchase documents

Work with your attorney to review the contract and applicable condominium offering documents. Discuss deposit handling, financing requirements, timing, rental restrictions, assignment provisions and any cancellation rights that apply.

4. Plan financing and ownership

Discuss financing early, including any options available to foreign national buyers. Ask your legal and tax advisers about the ownership structure appropriate for you. Loan approval and ownership arrangements depend on your individual circumstances.

5. Prepare for closing

Coordinate the closing process with your attorney, lender and title or escrow professionals. Review the final figures and residence condition, and verify payment instructions directly using a trusted contact method.
